THERE IS A LONG-HELD BELIEF THAT SPRING IS THE MOMENT TO SELL. GARDENS COME INTO BLOOM, LIGHT RETURNS TO THE DAY AND HOMES NATURALLY SHOW AT THEIR BEST. THERE IS TRUTH IN THAT. PHOTOGRAPHY BENEFITS, FIRST IMPRESSIONS ARE STRONGER AND BUYERS TEND TO BE MORE ACTIVE AFTER THE QUIETER WINTER MONTHS.
BUT TIMING A SALE IS RARELY AS SIMPLE AS CHOOSING A SEASON.

What we have seen in recent years, and again so far this year, is that demand exists well beyond the traditional “windows”. Motivated buyers do not wait for spring. They are driven by life events, schooling decisions, relocations and the need to secure the right home when it becomes available. For well-prepared properties, priced with care, strong results are being achieved throughout the year.

In reality, the most important timing is personal rather than seasonal.

For many, a move is shaped by family considerations. Aligning with school terms, allowing time for renovations, or simply creating the right conditions for a less pressured transition. These factors often have far more impact on the outcome than whether a property launches in March or September.

There is also a strategic advantage in acting before a move becomes urgent. Sellers who come to the market early, without time pressure, tend to make clearer decisions. They can prepare properly, consider offers with confidence and negotiate from a position of strength. By contrast, waiting until a move is necessary can narrow options and introduce unnecessary compromise.

Where time allows, there is even greater flexibility. Some clients choose to prepare and photograph their home at its best in spring or summer, while quietly introducing it to a carefully selected audience off-market. In these cases, the right buyer is often found without the property ever formally launching, a more discreet approach that can lead to equally strong, if not better, outcomes.
