Tucked away between the bustle of Clapham and the elegance of Balham, Abbeville Village is one of South West London’s most sought-after neighbourhoods. Considered Living

Most of the residential properties in Abbeville Village date from the late Victorian and early Edwardian periods. Here, you will find handsome red-brick terraces and semi-detached villas with generous bay windows, intricate stone lintels and beautifully preserved period features. Many have been sensitively modernised to suit contemporary lifestyles and benefit from being tucked into pretty side roads where residents take pride in their streets and in their community.

Properties in this area tend to benefit from spacious interiors, high ceilings and well-maintained private gardens. Whether it’s a five-bedroom villa on Elms Crescent or a charming cottage just off Abbeville Road, the homes here were built to stand the test of time.

Abbeville Village also has much to offer renters, with four or five-bedroom terraced houses, as well as some one, two and three-bedroom flats, particularly along Abbeville Road itself. Property prices in Abbeville Village start at between £750,000-£1 million for a purpose-built apartment designed in the late 1800s/early 1900s; and £1.3-1.6 million for a house that hasn’t been extended and requires significant renovations. Houses that have been notably developed and extended, with off-street parking and large gardens on the likes of Rodenhurst Road, for example, tend to reach £2.5-2.75 million. While the most impressive double fronted houses, that are rarer, can reach prices of up to £4-4.5 million.

  • The Ginger Pig – One of their largest shops, it opened on Abbeville Road in 2013 and has an array of treats in its butchery counter and deli.
  • The Abbeville – Named by The Times as one of the top 20 gastropubs in London, this is very much a local pub where everyone knows each other and there’s a lovely sense of community.
  • Café Pod – After 14 years’ operating online, this is their first physical store and is the place for real coffee aficionados, with over 30 types of coffee as well as a full range of coffee equipment.
  • Life of Fish – Founded by David Palmer, who used to work at Billingsgate as a teenager, this fishmonger and pantry opened in 2021 selling incredible fresh fish as well as ready-to-cook dishes.
  • All Greens – A much-loved neighbourhood shop, this is positively brimming with fantastic seasonal fruit and vegetables and staffed by a really knowledgeable team.
  • MacFarlane’s Deli – This charming independent delicatessen specialises in artisanal cheese, charcuterie and chocolates, and has been on Abbeville Road for nearly 30 years.
  • Sash Flowers – Based in different locations around Abbeville Village for about 25 years, Sash is the man to go to for the most beautiful fresh flowers, bouquets and feature plants… known and loved by the local community!
  • The Shaker Workshop – Their only London showroom, they design, supply and install elegant shaker kitchens and many of the houses that we sell in the area have sourced their shaker kitchens from here.
  • Eclectic Interiors – This award-winning kitchen design company designs and installs shaker and contemporary kitchens as well as custom-made furniture.

 

Education and Connectivity

Families are also drawn to Abbeville Village for the highly regarded schools in the area; from nursery schools such as Woodentops and Maytree, to top-tier primary school, such as Bonneville and St Marys and secondary institutions including the Harris Academy. It is also an easy bus journey to Dulwich for Dulwich College and James Allen’s Girls’ School.

Exceptionally well connected, Clapham South and Clapham Common Underground stations on the Northern line are both a short walk, providing swift access to central London. Clapham Junction, one of Britain’s busiest train stations, provide connections across London as well as to Brighton, Gatwick Airport and South West Mainline services. While numerous bus routes connect the area with the rest of London. For those who drive, the South Circular and A3 are within easy reach, linking to broader road networks.

Recreation and Culture

A huge draw of Abbeville Village is its proximity to Clapham Common with its vast lawns, tree-lined avenues, woodland and peaceful ponds, offering everything from tennis courts and playgrounds to informal football and touch rugby matches.
