Having a secondary residence in central London has always been a wise investment as well as a practical lifestyle choice. But post-pandemic, and as companies increasingly encourage a return to the office, having a pied-à-terre is becoming increasingly appealing. The unique appeal of a Prime Central London pied-à-terre has always hinged on three key factors: practicality, investment potential and lifestyle. Yet in a post-pandemic market where flexibility and hybrid living have reshaped priorities, what buyers are looking for in a city base is subtly shifting – and so is the definition of smart buying.

During 2020 and 2021, 75,000 people moved out of London, often moving to the countryside as working from home appeared to be here to stay. However, with many companies issuing formal return-to-office mandates, the pied-à-terre is enjoying something of a renaissance. No longer just a luxury, it’s once again a practical solution for those seeking a convenient London foothold without giving up country – or overseas – living.

This has also led to a noticeable shift in lifestyle expectations, and the modern pied-à-terre is a place not just for business or brief stays, but for comfortable living. “As the owners tend to live in the country, a pretty view or green outlook has become preferable for a city pad,” notes Simon Welfare, Wilfords’ Co-Founder.

For many, flexibility is also an important factor. As Amir Eshtehardi, Wilfords’ Director based in our Kensington office, explains, some buyers are now seeking properties that allow them to maximise their options – particularly when it comes to short-term lets.

“I’ve had a few pied-à-terre buyers in the past ask for their own entrance – they ideally want a small freehold house or apartment, purely to have the option to let it out for holidays when they’re not using it. With a private entrance, guests shouldn’t disturb other residents or the communal areas in the building,” says Amir. “With that in mind, it’s always worth being as close as possible to good public transport links, local amenities and parks. A pied-à-terre is still an investment and any plans with the property will benefit if it’s ticking the obvious boxes,” he adds.

Simon agrees that even the most attractive interiors or appealing square footage are unlikely to outweigh the significance of a good address: “By definition, a pied-à-terre is not full-time accommodation, so location over size is generally more important. Kensington or South Kensington are areas that never lose their appeal. Equally, somewhere very central with good transport links and restaurants, such as Notting Hill, is an excellent option too.”

And while location is non-negotiable, security often comes a close second – particularly for those who divide their time between the capital and the country. “An apartment in a portered building or with 24 hr concierge will be very appealing, as not only is access controlled, but a good porter can check the apartment from time to time, and look out for any mail or deliveries,” Simon advises.

Of course, such convenience comes at a price. Service charges for portered blocks can make ownership costly – especially when the apartment is used only occasionally. For this reason, some buyers look to higher-floor apartments as a natural compromise, combining a sense of security with reduced overheads. As Simon puts it: “One downside of the portered block is the cost of service charges for a property that can be rarely used. Some savvy buyers will look instead to buy higher floor apartments, which are deemed to be more secure.”

Ultimately, whether it’s a discreetly located freehold with letting potential or a high-floor apartment with concierge, a pied-à-terre in one of London’s evergreen postcodes should balance present need with future flexibility. Even a part-time London home is a long-term investment in the city’s most sought-after addresses.
